DETAILS OF THE AMBER MEADOW SUBDIVISION

The proposed Amber Meadows Subdivision is a 67.5-acre residential subdivision located on the Southwest corner of 24th and McKinley Street. A preliminary plat for Amber Meadows suggests there is available space for 162 lots of varying size, shape, and cost. Infrastructure improvements will be paid by the benefit district through special assessments levied against the real estate. The proposed subdivision is designed with a series curved roads, circle drives, and cul-de-sacs. All streets will be hard surfaced with either asphalt or concrete along with concrete curb and gutter. Amber Meadows will have access to city water, sewer, and storm drainage. Several walking paths provide easy access to Veterans Park which is adjacent to the south. Lots on the west perimeter of the subdivision will backed up against a proposed 28.7-acres public cemetery.

The Amber Meadows Subdivision will be developed in phases. The first phase to be developed will be comprised of fifty (50) lots in the southeast section of the subdivision. Costs for lots in the first phase of development range between $10,500.00 and $19,500.00 Information on the individual size and cost of lots is available at Great Bend City Administrative Office at 1209 Williams. The development of future phases will depend heavily on the ability to secure private funds through the sale of lots in the first phase.

If enough lots are sold to equal or exceed $461,000 within the first development phase, the design work for water, sewer, drainage, streets and other utilities could begin as early as fall of 2003. Construction could begin on sewer and water in early spring of 2004 and street construction could begin as early as late spring 2004 with an expected completion time of mid to late summer 2004. Infrastructure for future development would be added as other phases are opened for sale.

The Amber Meadows Subdivision has a number of restrictions and protective covenants that specify what structures may and may not be built in the proposed subdivision.
